INVESTMENT OPPORTUNITIES
It is well known that Bulgaria should join the EU
in 2007.
To understand the profits that are available (now) in
Bulgarian properties you only have to study what happened in France,
Spain and Portugal.
Bulgaria has seen rises of 40% in some areas - but a
few "in the know" wise investors have made gains in excess of 100%.
Take my House for example: I bought it mid 2004 for
£18,000, by December 2005 I had received 2 offers of 50,000 Euros for
the house (around £35,000).
I turned both the offers down.
That increase is over 100% in just 6 months.
You need to know WHERE to buy first - and its
not as easy as it first seems.
Then you need to know HOW to buy - the
Property companies and Estate agents can be expensive.
I have been present at negotiations where the
price doubled as soon as the Seller knew the buyer was European.
Then you have to know how to NEGOTIATE.
If you obtain a better than market average price than
you have a rock solid investment.

Have you seen the cost of living in Bulgaria?
Its incredibly cheap.
A coach ride from Varna to Sophia (450 kilometres)
cost just £6.
I took 6 friends out to the best restaurant I found
so far (officially 4 star) - we had starters, 2 (it might have been 3)
bottles of good wine, main meals, desserts and Cognac.
When we asked for the bill the waiter brought us
Champagne cocktails to finish the evening (complimentary) the bill came
to just £58 - just £8.30 a person.
On the other end of the scale a kebab and a coke (in
a glass bottle) costs around 65p.
In the flower market an arrangement of roses in a
basket costs £1.
Cigarettes are from 40p a packet.
A 70cl bottle of Vodka was around £1.80 (I was
drinking 7 year old Cognac at £2.85 a bottle).
Petrol is half the price of the UK
Road Tax was £20 for the year (or thereabouts)
SOUNDS AS IF YOU CAN`T GO WRONG
IN BULGARIA ?
Yes, you can. Knowledge is only gained by first
learning the pitfalls. You should always get good advice when thinking
of buying property anywhere but especially in a country that not only
YOU don`t know, but one which MOST people know little about.
FOR EXAMPLE:
You could make a bad mistake by buying what is a very
nice house... but in the WRONG PLACE. Builgaria is no different
from anywhere else.. remember, location, location, location.
LEGAL MATTERS.
The law is always a nightmare for those not in the
know, and its even harder abroad as you have the obvious language
difficulties.
You need all the help you can get. I have been
through all the hoops , done the leg work, knocked the doors and can
help you through the legal challenges that I faced.
Property Companies + Estate agents
There are a lot of people trying to sell property in
Bulgaria on the internet. Most are fine, but when new opportunities
arise, some sharks will infest the waters.
I can tell you WHAT TO WATCH for.
Tip:
Some Companies will ask you to sign a "power of attorney" form
so that they can buy on your behalf. Read them very carefully - some
give the other party the rights to sell property as well - I spoke to
one Hotel Owner who informed that he had lost over £15,000
